A Conversation with Pat Fisher

Pat Fisher is a seasoned real estate professional with a unique niche. As a Global Luxury Realtor, she operates in Florida and California, bringing extensive experience and a personalized touch to her clients. In a recent conversation, Pat shared insights about her career, the services she offers, and what sets her apart from the competition.

A Unique Dual Presence

Pat works for two brokerages: Realty One Emerald Coast in Florida and Coldwell Banker Hallmark Realty in California. Despite the distance, Pat maintains a strong presence in both states, and plans to continue to do so. “My ultimate goal is to be in Florida the majority of the time,” she says, “but I have repeat clients in California that I dearly love, and I’ll continue to serve as long as they’ll have me.”

Her ability to balance work across two states shows her dedication to her clients, ensuring they receive the best service no matter where they are. This dual presence allows her to leverage opportunities in both markets, providing clients with her extensive network and deep local knowledge.

Not Just Luxury

While Pat holds the title of Global Luxury Realtor, her services extend beyond high-end properties. “I’m not exclusive to luxury properties,” she clarifies. “I help first-time homebuyers, downsizers, upsizers, and people moving from one state to another. The advantage of being a global luxury realtor is that it shows my additional experience, education and credentials in the real estate market.”

Pat’s versatility makes her a valuable resource for anyone looking to buy or sell a home. Her ability to handle diverse real estate needs means she can offer tailored advice and services, whether it's finding a cozy starter home or managing a complex relocation.

Specializing in Flipping

Pat’s niche is working with professional flippers. “I find properties for companies and individuals that renovate and resell houses. I make sure the properties they buy will be profitable. I help with design choices and work diligently to ensure they avoid pitfalls,” she explains.

Her previous experience as half-owner of a company that teaches people how to build houses adds to her credibility. Pat’s knowledge of the flipping process means she can guide her clients through every step, ensuring successful and profitable renovations. Pat provides clients with strategic insights that maximize their investment returns.

The Value of Experience

What sets Pat apart is her wide-ranging experience and approach to business. “I don’t chase money; I help people chase their dreams,” she states. This philosophy resonates with her clients, who see her as a trustworthy and knowledgeable professional. Pat’s commitment to her clients’ success and honest service make her a standout in the real estate industry.

A Supportive Team

In California, Pat’s son Cory Fisher, a licensed real estate agent, assists her. “He is my boots on the ground,” Pat says proudly. Whether working open houses or handling appointments, Cory plays a crucial role in supporting Pat’s business. Additionally, both of Pat’s brokerages provide robust support teams, ensuring she has all the resources needed to deliver top-notch service.

Overcoming Challenges

Pat’s journey into real estate wasn’t planned. Retiring early, she found her passion in the industry. “I had a real estate background and decided to get my license in California and Florida. Now, I have two businesses that I am actively working,” she recounts. This determination and resilience define her career and drive her success.

Advice for Aspiring Agents

For those considering a career in real estate, Pat advises evaluating their circumstances. “Real estate is wonderful if you can start with nothing and grow a business. It’s fabulous and rewarding. You need to manage the ups and downs of the industry,” she says. Pat emphasizes the importance of patience and resilience. “It’s not instant money. You need to build your reputation and client base, but if you’re dedicated, it’s incredibly rewarding,” she advises.

Navigating NAR Challenges

When asked about the new NAR changes and their impact on her business, Pat expressed a seasoned perspective. She acknowledges the media hype around topics like "buyers' agents not getting paid" or "house prices dropping," but remains unfazed. She highlights that negotiating commissions with sellers has always been part of the process, and while the transition may pose challenges for some, she views it as a continuation of industry practices, just different methods.

For buyers, Pat sees the new changes as an opportunity to establish clearer, more committed relationships. She explains that before showing a house, buyers now need to sign a document confirming representation for that property. This can range from short-term agreements, such as for a week, to longer commitments like a year. This approach ensures that both agent and buyer are fully engaged and working together towards successful transactions.

Staying Positive in a Dynamic Market

Despite the dynamic nature of the market, Pat remains optimistic. “I think the market is gearing up to be more active to finish up the year,” she predicts. Her experience and positive outlook keep her prepared to navigate the ever-changing real estate landscape.

“Every market has its cycles. The key is to stay informed and be adaptable,” she says. Pat’s proactive approach ensures she is always ready to seize new opportunities and provide the best service to her clients. Her ability to stay ahead of market trends and adapt her strategies accordingly makes her a reliable partner for any real estate transaction.

Community Involvement

Pat’s commitment to her community goes beyond real estate. She actively participates in local events and supports various charitable organizations. “Giving back to the community is important to me. It’s a way to show my appreciation and make a positive impact,” she shares. Pat’s involvement strengthens her connection to the areas she serves and demonstrates her devotion to making a difference.

Achievements and Recognitions

Pat Fisher's hard work and expertise have earned her several prestigious awards and certifications. “I'm in the top 7% in the world with Coldwell Banker. I also have my Certification as a Global Luxury Realtor, which requires a lot of additional education, training and experience to get there. These are my two professional accomplishments I am most proud of."

The Best of Both Worlds: Living in California and Florida

Pat Fisher enjoys the best of both California and Florida. Officially a resident of Florida, Pat also spends a lot of time in California, balancing her professional commitments and personal life across these two states. In California, Pat appreciates the diversity and vibrant culture. “I love the diversity, the climate, and the opportunities here,” she says.

On the other hand, Florida holds a special place in Pat's heart due to its cultural familiarity and family connections. "I'm really a Southeast girl," Pat explains. Having spent 25 years in Alabama, she feels a deep connection to the Southeast's culture and lifestyle.

Hobbies and Interests Beyond Real Estate

When asked if she has any hobbies, Pat humorously responds, "Who has time for a hobby?" For Pat, real estate isn't just a career; it's a passion. Even when not working, she’s often watching HGTV for inspiration. However, Pat does have a beloved companion – her 60-pound golden doodle, who she affectionately describes as one of her great loves in life.

A Love for College Football

Though Pat doesn’t dedicate much time to TV, she enjoys the lively atmosphere of live sports, particularly college football. As an ardent supporter of the Alabama Crimson Tide, she proudly declares, "Roll Tide all day." Pat enjoys the social aspects of live sports, engaging in the communal experience with friends and family.

Unusual Experiences in Real Estate

When asked about unusual experiences, Pat prefers to keep things positive. “I could pick out things about different experiences and talk about them,” she says, “but I really want to be an optimistic person.” However, Pat does recall a memorable property – an scary A-frame house in Hollywood Hills. “The house was a scene straight out of a horror movie, with red shag carpets, syringes, razor blades, and even a large hook in the middle of the ceiling.” Despite its initial frightful appearance, Pat and her clients saw potential in the house and transformed it into a stunning, luxurious home.

Final Thoughts

Pat Fisher’s message to potential clients is simple: “There are many good realtors out there. Make sure you connect with a realtor who provides good service, honesty, and communication. I would like to be that person, but if I’m not, make sure you get a good one.” Pat Fisher’s focus on her clients and her passion for their dreams make her a distinguished figure in real estate. Whether in Florida or California, her clients can trust they are in capable hands.

So I asked AI to write a journal entry from the perspective of a home seller. This is the prompt I wrote: "Write an emotional 1,000 word journal entry from the perspective of a homeowner contemplating selling their home. They are struggling with the decision and are lost where to find answers to their questions. They feel exhausted and fearful. They don't know what tools they should use or are even available. They don't know how to find a good real estate agent. They are worried that they will not be able to sell their house in a bad real estate market where interest rates are high. They don't know how to price their home. What anxieties might they be having? Be creative!" This is the result I got:
