Although I have been photographing real estate for many years, I feel like I am just now experiencing my own personal renaissance. Lately, I have been studying the works of the Masters such as Johannes Vermeer , Pieter Saenredam , Bernardo Bellotto and Edward Hopper.
I've been looking closely at architectural photographers, my favorite being Julius Shulman , and trying to understand their thinking processes and their techniques. I am not interested in just walking into a room and snapping a picture. I look for design cues, compositional arrangement, and how to interpret the space to give the viewer the best experience. I don't generally use artificial lights as I want the ambient light to express the real mood of the space. Using too many lights and flashes whitewashes the image and removes all feeling from it giving the effect of a rendering rather than a photograph.
My goal with each photo is to draw the viewer into the space, to imagine themselves there, and want to visit the space personally.

I provide a boutique service and customize everything I do for my clients. I do offer tailor-made packages so it's easier for you to order. But I don't really offer any rigid off-the-shelf services.
And, if I'm being totally honest, although I am affordable, I don't compete on price. If you want the lowest cost possible, I am glad to teach you how you can take your own high quality pictures. I truly think that's a better option than hiring the lowest priced photographer who needs to value quantity over quality in order to stay afloat. Yes. Matterport was one of the first to provide 3D scanning and the "dollhouse" effect.
While Matterport is a good choice for virtual tours, there are some things it may not be best for. Like 360-degree virtual staging, for instance. That's why I offer other 3D virtual tour options.

I am obsessed with providing excellent customer service. So I try to get your photos to you as quickly as I can. I shoot for 12-16 hours, but I promise by end of the next business day.
Sort of. The size of a property is determined by you and what square footage you will publish in your listing. Unless I am doing manual measuring for a floor plan, I will not likely know the exact square feet of any property. I trust my clients to be honest with me as I am with them.
Having said that, charging per square foot ensures you are paying and I am getting paid a fair price. Other factors that affect the final price are the distance to the property I have to travel (I'll go anywhere in the US) and any other services you wish to add on. Such as, a floor plan, a 360 virtual tour or high-resolution print-ready files.

On paper (or Internet) I do. It's $45 if you cancel on me within 24 hours of the day of the shoot. But I generally don't enforce it, if I don't have to. I know things happen. It's better to just reschedule and move on.

I guarantee blue skies. No, I can't control the weather. But here's a good rule of thumb. If you can see the horizon, even though it's cloudy, I'll generally go forward with the photoshoot. That means there must be very little to no fog, mist or haze. On these occassions, I offer blue sky replacement at no extra charge.
If necessary, we can still shoot interiors and reschedule just the exterior shoot.
There is no fee or extra charge to reschedule due to bad weather.
Please understand that you are not purchasing the images themselves. You are actually licensing the use of the photos. As long as you use the photos to market the intended property or yourself or your business, that's cool with me. But please don't give my photos to anyone else to use. If you know anyone who would like to license the use of the images, please put them in touch with me.
